The report is not mortgage advice and not a financing approval, does not include purchase tax or capital gains tax, and makes no promise about the availability of flats in an area. It computes a budget from the details you provided.
Data sources
The lists of settlements, streets and neighborhoods are based on the Israeli government open data portal (data.gov.il). Population and household figures come from the 2022 Census of Population and Housing, Central Bureau of Statistics.

What if I have not decided where to move?
That is fine. You can skip the area question, get the budget on its own, and then see which areas fit inside it. Many people arrive in exactly that order.
Is purchase tax included in the calculation?
No. Purchase tax depends on how many properties you own, on residency and on personal exemptions. The report shows the budget before tax — expect tax to reduce it.
Can I buy before I sell?
You can, but that is a financing decision rather than a budget one: it involves a bridging loan or two mortgages for a period. The report shows the numbers; the arrangement itself is settled with the bank.
How much mortgage can I take?
In Israel the loan-to-value ratio is capped by buyer category, and the monthly repayment is limited relative to income. The report relies on the monthly repayment you say you can carry, and does not promise bank approval.
How long does it take?
