The report is not investment advice and is not a recommendation to purchase any property. It rests on area-level data rather than on an individual property, and takes no account of taxation, operating costs or your financial position.
Data sources
The lists of settlements, streets and neighborhoods are based on the Israeli government open data portal (data.gov.il). Population and household figures come from the 2022 Census of Population and Housing, Central Bureau of Statistics.

Is the yield shown gross or net?
Gross. It does not deduct management, repairs, building fees, municipal tax during vacancies, taxation or months without a tenant. The net figure is lower, sometimes substantially.
Does the report recommend where to buy?
No. It compares areas on measurable criteria and shows the data. It is not investment advice, and it takes no account of your financial position, your tax situation or your tolerance for risk.
What about future appreciation?
We present a trend measured over the last 12 months, and do not assume it continues. Anyone promising you future appreciation is selling you a forecast, not a figure.
Is the data here real?
The structure — settlements, neighbourhoods, streets and population — is real data from government registries. Transaction data is currently demonstration data, until a licensed transactions source is connected, and every page on the site says so explicitly.
Can I check a specific property rather than an area?
Yes — that is what the deal check is for, measuring the asking price of a particular flat against the market. You can move to it from the end of this report.
