How we calculate the report

The address is matched to a street and a neighbourhood, which decides exactly which market the price is measured against — not a meaningless national average.

We build a value range from the deals
The same engine that powers the valuation produces a range for the property, from deals that actually closed, adjusted for the flat's features.

We measure the gap
The asking price is placed on the range: below it, inside it or above it — and we say by how much, in shekels and in percent.

The gap, the amount of data in the area and its liquidity combine into one score, with a sentence explaining what that score actually means.

What this report does not do
The report does not check the property's physical condition, its land-registry entry, unpermitted construction, rights or charges, and does not replace a lawyer and an appraiser before signing. It checks price against market, and nothing more.
Data sources
The lists of settlements, streets and neighborhoods are based on the Israeli government open data portal (data.gov.il). Population and household figures come from the 2022 Census of Population and Housing, Central Bureau of Statistics.

Do I have to own the property to run the check?
No. This check was built precisely for people considering a purchase. An address, the asking price and a few details about the flat are enough.
What counts as a significant gap?
A rule of thumb: up to about 5% from the range is ordinary market noise. A gap of 10% or more, in either direction, deserves a question — why the price is high, or what we cannot see that explains a low one.
Does the report tell me whether to buy?
No, and it does not pretend to. It tells you where the price stands relative to the market. The decision involves things we do not have: the property's actual condition, the neighbours, your own legal and financial position, and how much you want this particular flat.
What if there are not enough deals in the area?
Then we say so explicitly and show no score. Better to be left without an answer than to give one with no data behind it.
Can I check several flats?
Yes, with no practical limit. We do run a simple guard against automated use, so the system stays available to people.
