Data sources

The lists of settlements, streets and neighborhoods are based on the Israeli government open data portal (data.gov.il). Population and household figures come from the 2022 Census of Population and Housing, Central Bureau of Statistics.

Does the report tell me what to do?

It sets out the alternatives in numbers and explains what tips each way. The decision is yours — it also depends on your risk tolerance, your personal tax position and what you want the money for.

Is taxation taken into account?

No. Capital gains tax, purchase tax and rental-income tax depend on personal circumstances — how many properties you own, years of ownership, exemptions — and cannot be computed correctly without knowing your file. That is a question for an accountant or a lawyer.

What is the time horizon and why does it matter?

Because renting pays off through accumulation. Three years and five years give completely different answers, which is why the report asks you to choose a horizon and presents the result accordingly.

Is future appreciation included?

Only as a stated trend, never as a promise. We show the area's trend over the last 12 months and do not assume it continues — such a forecast would turn the report into speculation.

Do I need to register?
