How we calculate the report
No magic and no black box. Four steps, each resting on data you can point at.

We pin down the exact address
The address is matched to a street and a neighbourhood in the official street registry — over 62,000 streets. That is what decides which deals are relevant to you at all.

We select comparable deals
Deals from the same area, in a close range of size and rooms, from the recent period. Outliers are flagged and excluded from the calculation.

We adjust for the property's own features
Floor, lift, parking, safe room, balcony, condition and year built — each one moves the estimate up or down relative to the comparable deals.

We show a range and a confidence level
The more comparable and recent the deals, the narrower the range and the higher the confidence. When there is not enough data we say so, instead of guessing.

Data sources
The lists of settlements, streets and neighborhoods are based on the Israeli government open data portal (data.gov.il). Population and household figures come from the 2022 Census of Population and Housing, Central Bureau of Statistics.

How long does the check take?

Do I have to give a phone number?
Not for the quick report — it opens with no identifying detail at all. SMS verification is needed only for the full report, so that it is saved to your account and you can come back to it.
How is this different from a professional appraisal?
An appraiser visits the property, checks registration and rights, and issues a document with professional and legal standing. This report is a statistical estimate from transaction data: excellent for knowing where you stand, but it does not replace an appraisal and is not accepted by a bank or a court.
Why a range rather than one price?
Because there is no single price. The same flat closes at different prices depending on who the buyer is, how long you are willing to wait and what the market did that month. A range describes reality honestly; a single number only looks more precise.
